A single score out of 100 that shows how ready your project is to submit, with the reasons behind it.
What's included
The Founder Extension Planning Pack brings everything below together as one planning-preparation pack, prepared under human review. See a sample pack →
Eight clear deliverables — plus a human check before anything is sent to you.
A single score out of 100 that shows how ready your project is to submit, with the reasons behind it.
An estimate informed by comparable extensions in your local area, so your expectations are grounded. Indicative only — not a prediction of your decision.
The issues and gaps most likely to cause problems, and what to fix before you submit rather than after.
A draft statement that explains your proposal in the language planners expect to read.
Basic planning drawings to accompany a householder application — not detailed technical or engineering drawings (see exclusions).
The documents and details your local authority typically expects, so your application isn't returned as invalid.
A member of our team reviews every pack before it's sent. Human review is required before any paid pack is accepted.
A step-by-step checklist so you can submit through the Planning Portal yourself with everything in place.
ELI helps our team prepare your pack quickly and consistently — but a person always checks it.
Why human review is required. Planning decisions depend on local facts, drawings, constraints and council judgement. ELI helps prepare and check your pack, and a human reviews it before anything is sent or paid for.
What ELI is. ELI (Enhanced Learning Intelligence) is an early-stage prototype that assists our team under human supervision. It is not a person and is not a substitute for advice from a qualified professional such as a planning consultant, architect or solicitor.
Not a guarantee. The planning-readiness score and comparable local outcome estimate are planning-preparation aids. They are not a guarantee of any planning decision — your local planning authority makes the final decision.
To keep things honest and the price low, the pack does not include the items below. You can arrange these separately with the right professionals. See pricing →
This is a planning-preparation service, not professional advice. We help homeowners prepare a householder extension application. We do not provide regulated planning, legal, architectural, surveying or engineering advice, and using this service does not create a professional or legal relationship of that kind.
No outcome is guaranteed. Planning decisions are made by your local planning authority. We cannot guarantee that your application will be validated, approved, or decided in any particular way. Our role is to help you prepare and to highlight risks before you submit.
Basic planning drawings only. Any drawings we prepare are basic planning drawings intended to accompany a householder planning application. They are not detailed technical or engineering drawings, not Building Regulations documents, and not structural calculations.
Your responsibility. You are responsible for the accuracy of the information and photos you provide, for any fees payable to your council or the Planning Portal, and for the final decision to submit. Please check requirements with your local planning authority and seek professional advice where appropriate.
Scope at launch. We currently accept simple householder extensions on houses only. We don't yet accept flats, maisonettes, listed buildings, heavy conservation-area cases, commercial applications or complex cases.
Start with the free check. We'll review your details, tell you honestly whether you're a fit, and explain how to claim the founder offer if it's right for you.
